Frequently Asked Questions

Why do we need residential appraisers?

In any case, when the value of your home or any other real property is needed for making financial decision, an appraiser is skilled and trained in appropriating an unbiased, market value. When you sell, buy, or engage in an estate settlement or divorce or lawsuit, knowing the true value of your largest financial asset is very substantial.

Why would someone need a home appraisal?

There are a lot of reasons someone would need an appraisal done with the most common reason being real estate and mortgage transactions. Other reasons for getting an report include:

  • Applying for a loan.

  • To find a land value for vacant property

  • Refinancing your home

  • For the care of an estate.

  • To be informed about value when purchasing real estate.

  • Reverse Mortgage

  • To find out fair rent values for income properties.

  • To find an honest price when selling real estate.

  • To defend your rights in a legal matter

  • When government agency, such as a judge or the IRS, requires it.

An appraisal v/s a home inspection?

An appraisal is an evaluation of a property’s value based on its condition, features, and similar home sales in the area. Appraisals are conducted by trained, certified professionals who are licensed to determine the value of a home.

Inspectors take a much more in-depth look at the home than appraisers do. Home inspections are everything from the foundation to the roof will be thoroughly evaluated to make sure the buyer knows exactly what they are getting into. Unlike an appraiser, home inspectors do not place a value on the home. Inspectors create a report that lets the buyer know the overall condition of the home. They will check the plumbing, possible lead paint exposure, any signs of structural issues, ventilation, heating, air conditioning, electrical, drainage, etc. Inspector will provide you with a clear understanding of what is going on with the home and if they foresee any future problems.
